Pricing your Property - this is a critical first step in listing your home for sale. Advice from a licensed agent or an appraiser is essential. The process of evaluating will include an analysis of comparable sold and active listings.
Experience with the selling process - the paper work pile grows by the year. Many owners are quite capable of handling the transaction process. To others it can be seen to be a terribly daunting task.
Buyer participation - Most buyers - as much as 85% it is estimated in Calgary - prefer to work with an agent. The perception is that the seller pays the commission, so they have northing to lose. Buyers also want knowledgeable representation, especially in a market which is unfamiliar, or a price range they are not comfortable with. Also frustrating to buyers is the task of locating the prospective properties, unlike the convenience of using MLS.ca
Allocating the time - the majority of sellers are devoting their time to their employment and/or running their households. Selling a property is time consuming and distracting, and demanding. Patience is required in big bunches, especially with children part of the family.

A selling fee, which is discretionary, must be offered to selling Realtors in order to list on MLS. Although as a FSBO you may be reluctant to offer a fee, consider that the marketing exposure for your property cannot be greater than MLS. Wouldn't you rather have several prospects as buyers as opposed to one or two? As an owner listed on MLS, you are under no obligation to accept any offer. I provide you with the all the tools to market and sell your home, but you exclusively manage your listing.
